Policy and Procedures

                  SUMMER RENTALS:

To book a property displayed on our website please contact our office. The procedure is as follows:

Once a call is received into our office, we will book your choice property and time frame. We will hold that reservation for 3 days awaiting a deposit via mail ( no credit cards are accepted). Deposits are required as follows: One half of rent is due with reservation. Final payment of final half of rent and a  Security Deposit ( made payable to the Landlord) is due 6 weeks prior to occupancy.

Once the deposit is received then a lease agreement will be mailed ( or Emailed) for your review and signature.

Our Summer rentals rent from Saturday to Saturday.
Check in and Check out is at our office.Check in time is at 2:00 pm. Check out is at 10:00 am. No exceptions!!!! 

Most of our properties have a strict no pet policy. If a pet is found in any of these rental property, the contract will become null and void and tenants will be forced to vacate the premises.

Copies of the lease agreement can be obtained in advance. We would be glad to email a copy for your review.

Deposits will be refunded only if and when the property is re-rented minus a 15% (of total rent due) cancellation fee.

                                        Winter Rentals

No Knocking on doors!!!!!! Please contact the office for an appointment. Agency reqiures that 48 hours notice is given prior to an appointment. All tenants must be present for showing.

Applications must be completed. A fee of $20.00 is required with each application(non-refundable) and a deposit in the amount of one months rent. If applications are submitted without fee or rent, they will not be processed. Tenants are responsible to provide past Landlord information, Employment information (past & present). All information and phone numbers must be complete prior to submission.

If application is approved by agency and Landlord, applicants will then sign the lease agreement.

If tenants change their mind, or if unable to complete the retnal process, deposits are refunded only if and when the property is re-rented. 

Additional costs: Applicants are responsible for the cost of utilities, to include: excess water, excess sewer, heat, electric, telephone, cable television, weekly trash removal. 

No pets allowed in Rental Properties!!!!
